Pier and Beam Foundation Repair in Houston
Older Houston neighborhoods are full of pier-and-beam homes. Repairing them is a different discipline from slab work — the structure is accessible, made of separate members, and can usually be adjusted.
How a pier and beam foundation is built
The house sits above the ground on a system of separate parts. Perimeter walls or piers carry the exterior beam. Interior piers — historically concrete blocks or cedar posts, in newer work concrete pads with adjustable supports — carry girders that run beneath the floor. Joists span between girders and carry the subfloor.
Because the parts are distinct and reachable from the crawl space, the failure modes are different from a slab. Movement can come from soil under an interior pier, from a pier that has shifted or crumbled, or from decay in a wood member that never had a moisture problem until drainage changed.
Piers, beams and joists
Piers that have settled, tilted, or deteriorated can be reset, replaced or replaced with a deeper support where the soil under them will not hold. Beams and girders that have sagged between supports may be re-supported at closer spacing or replaced where the section has lost strength. Joists with rot, splitting or insect damage are sistered or replaced.
In humid Gulf Coast conditions, wood in contact with damp soil is the recurring problem. A crawl space that stays wet after rain shortens the life of everything in it, which is why drainage is part of most pier-and-beam scopes.
Shimming and floor leveling
Shimming is the adjustment of the height at an individual support so the girder above it returns toward the intended plane. On a home with adjustable supports this can be a straightforward correction; on an older home with block piers, it may require rebuilding the pier.

Crawl space access
Access governs a large part of the scope. A crawl space with reasonable headroom and a clear entry lets work proceed efficiently. Low clearance, ductwork, plumbing runs and debris all slow it down. Access is assessed during the inspection and factored into the estimate.
Some older Houston homes have had a slab addition attached to an original pier-and-beam structure. Those two systems move independently, and the junction between them is often where the visible damage shows up. Both need to be evaluated together.
What we look for underneath
Support condition
Piers that are cracked, leaning, sinking, or no longer in full contact with the girder above.
Wood decay
Soft or damaged girders, sill plates and joist ends, especially near the perimeter.
Span and spacing
Girders carrying more distance than the section can handle, which shows up as bounce or sag.
Moisture in the crawl space
Standing water, damp soil and poor ventilation that keep wood members wet.
Pier and beam questions
Is pier and beam repair less expensive than slab repair?
Often, but not always. Adjusting interior supports in an accessible crawl space can be a modest scope, while replacing rotted girders and joists or working under a low crawl space can exceed the cost of a typical slab project.
Why do my floors bounce?
Springy floors usually point to spacing or condition of the joists and girders rather than settlement of the exterior foundation. Adding support beneath the affected span is often the remedy.
Should the crawl space be dry?
Standing water and poor ventilation under a pier-and-beam home create the conditions for wood decay and pest activity. Correcting grading and drainage around the perimeter is usually addressed alongside structural work.
