Foundation Inspection in Houston, TX
Before anyone talks about piers, the house needs to be measured. A foundation inspection establishes whether movement is present, how much, and in what pattern.

What an inspection may include
A foundation evaluation is an observational and measured assessment of the visible condition of the property. On a typical Houston-area home it covers the following.
Visible cracking
Interior drywall, exterior masonry and any exposed concrete, noting width, direction and location.
Floor elevation differences
Readings taken across the floor plan to map the shape and magnitude of any differential movement.
Floors
Slopes, dips, bounce and separation at the perimeter of rooms.
Doors and windows
Whether openings remain square, and whether doors latch, rub or swing.
Exterior masonry
Brick and mortar joints, separation at window frames, garage openings and porches.
Signs of settlement
Gaps at trim, cracked tile lines, and evidence of prior repair work.
Drainage observations
Grading, gutters, downspout discharge, standing water and irrigation near the foundation.
Crawl space, where present
Support condition, wood decay, moisture and clearance on pier-and-beam homes.
What you receive
At the end of the visit you get a plain explanation of the findings: whether the readings indicate movement, where it is concentrated, and what the reasonable options are. If repair is warranted, that comes with an estimate reflecting the actual scope. If it is not, we will say so.

When to schedule one
Good moments to get a reading on the foundation include: after a long dry summer followed by heavy rainfall; when a crack is visibly changing; when doors that used to close no longer do; before listing a home; before buying one; and after a suspected plumbing leak beneath a slab.
What the evaluation reveals feeds directly into the appropriate service — slab repair, pier and beam repair, leveling, or drainage correction.

Who performs the inspection?
A trained foundation evaluator performs the on-site assessment. If a project scope calls for engineered drawings or a structural engineer's report, we will tell you and you can engage one independently.
How long does an inspection take?
Most residential evaluations take under an hour, depending on the size of the home and whether a crawl space needs to be entered.
Should I be home during the inspection?
It helps. Interior elevation readings and a walkthrough of the areas you are concerned about require access, and it is easier to explain findings while standing in front of them.
