Newer construction, same soils

The Cypress area — Bridgeland, Fairfield, Towne Lake, Cypress Creek Lakes and the corridors along US-290 and the Grand Parkway — has been built out largely in the past two to three decades. The housing is almost entirely slab-on-grade, much of it two-story, on pads built up over former prairie and agricultural land.

A new home is not exempt from soil behavior. Clay-rich soils across Greater Houston expand when wet and shrink during prolonged dry periods, and those cycles apply to a 2015 slab as much as a 1975 one. What differs is that in the earlier years of a home's life, pad soils may still be consolidating and the landscaping and irrigation around the house are establishing new, sometimes uneven, moisture patterns.

Because so much Cypress housing is young, the most valuable outcome of an evaluation is often confirming that nothing structural is happening. Many Texas builder warranties include a structural component with a defined term and specific criteria. Check your warranty documents — coverage, deadlines and the required claim process vary by builder and are determined by that contract, not by us.

Why do so many homes on my street have the same crack?

Homes built at the same time, on similar pads, with similar drainage tend to respond similarly to the same weather. It is common and does not by itself indicate how serious any individual case is.
